How do you know if your roof is ready for replacement?

  • Your roof is more than 20 years old. Even if you do not yet see any visible damage inside your home, the shingles are probably not as effective as they should be.
  • The roof valleys appear to be damaged or are missing. These valleys work as channels to move water off of the roof and into the gutter system away from your home.
  • You see places where shingles are missing, curled, or buckling.
  • You find shingle granules in the gutters. As shingles age and break down, the granules will wash away in the rain. Finding loose granules in the gutters indicates that the shingles are breaking down and offering less effective protection.
  • You see signs of moisture. If you find signs of moisture in your attic, or worse yet, mold or mildew, then it is time to have your roof checked by a professional before the damage becomes more widespread.
